Cold Temperatures Strike Hard

The sub-zero temperatures that we have experienced in the region over the last few days are starting to wreak havoc in homes and businesses. A freeze call that I responded to this past week flooded the 1st floor and basement of a home on the west side of Indianapolis. Sadly, this could have been prevented had the homeowner remembered to shut off a valve in his garage. The good news is, the pipe that froze and split was insulated and prevented water from pouring right into the electrical panel for the house. Had water gotten into the panel, there is a good chance that a fire could have started.

The scene below was reported to have happened in Winnipeg, Canada in 2005. This is an extreme example of the destructive force of freezing, but goes to show that freeze damage can be just as devastating as fire or flood damage.

Preventative Measures:

  1. If your house is on a crawlspace, close all of the vents to prevent cold air from entering into the crawl area. The same would apply to an older home with a basement where there may be voids that would allow cold air in.
  2. Keep the garage door closed as much as possible if your water heater, water softener, hosebib, laundry tub or any water lines for interior fixtures are in the wall between the garage and the house.
  3. Run hot and cold water at a trickle for any fixture that has been prone to freezing in the past. Water that is moving through the pipes will not freeze.
  4. Check your sump pump for proper operation. Sump pump discharge lines in extreme cold weather conditions have been known to freeze solid where the line exits the house, preventing water from being pumped out and flooding the basement.

No Water Or Frozen Pipes

  1. If you discover that there is no water to any of the fixtures in the house, then the pipe for the main water service has probably frozen at the water meter, in the crawlspace or at the water softener if it is in the garage.
  2. No water at just one fixture with water everywhere else in the house usually means the problem is isolated to just one area.

Thawing frozen pipes and repairing freeze damage can be time consuming and costly, so be prepared, especially if the call is after hours or on the weekend.
